What to look for

Granule Loss
The Granules don't only give your roof nice color they also protect the underlying materials from damaging UV light.

Asphalt Exposure
Fiberglass is what give asphalt shingles their strength. It does NOT provide water protection for your roof. If you are seeing shiny fiberglass it means that the waterproofing asphalt is deteriorating and needs to be replaced.

Pipe boots.
Oftentimes pipe boots are the first to go. The rubber seal around your plumbing breather pipes can crack and create leaks you may never know about unless you check. Since these pipes are run through the walls you may have water leaking inside your walls without you even knowing about it.

Organic Growth Inside Attic Space
Organic growth in an attic can lead to several issues:
Structural Damage: Mold and mildew weaken roof plywood and framing, and can compromise the attic’s structural integrity
Health Risks: Attic mold produces mycotoxins that can harm human health.
Costly Repairs: If left untreated, mold growth can spread rapidly.
To prevent attic mold, ensure proper ventilation, insulation, and regular maintenance.

Missing or damaged shingles
Shingles can be damaged through direct or non-direct impact. Tree branches are a common cause of shingle damage. Wind is also a major culprit. If you see any damaged or missing shingles on your roof, these areas should be addressed immediately as they are a major cause of leaks.

Moss
We live in the Pacific Northwest, so moss in inevitable. However, it should be kept off the roof. Excessive moss growth traps moisture and promotes roofing material decay over time.
